Villa HunnyPot is a family owned villa that we have furnished to a very high standard. The villa has stunning views over one of the two private lakes on Sunset Lakes and is in a peaceful setting, despite being less than 5 miles from Walt Disney World.

The simplest answers to this are the price, convenience, privacy and choice. Our prices are per villa, not per person; for convenience you are located near to shops, restaurants and attractions, and are not reliant upon hotel shuttle buses to get about; you get to sit by your private pool and not be overlooked or feel like you are being watched by others thanks to the well-positioned hedges; and finally you have the choice to decide how to spend your time and when and where to eat and sleep etc.

Our pool faces North over the lake. This guarantees shade and sun at the same time; perfect to suit all preferences.

There may be a selection of pool toys left by other guests, which you are more than welcome to use but please be aware, we can accept no liability when you or your children are using these toys.

Pool heating is available at an extra charge on all bookings and will bring the pool to around 30 degrees. While this is generally not required in the summer, we do suggest you may want pool heating between October and March. Most hotels in Florida do not heat their pools, but with our villa you can enjoy a comfortable water temperature year round.

We want to ensure all of our guests have a comfortable stay, even the very tiny ones! We provide the following items to help make this happen – crib/cot, highchair, two stair gates, two strollers, a baby bouncer, children’s crockery and cutlery,

We also have a well equipped games room with a 10 in 1 games table, PS2 with games, board games, DVDs, jigsaws and a selection of books – suitable for all ages.

Yes, we hold a current hotel licence, which is displayed in the villa (as required by Florida Law).

No, the key is not kept at a central office but in a locked box at the property. We will send you details of how to gain access to the community and how to collect the key with your final booking pack, just before your holiday.

Yes fishing is allowed, but any fish caught must be returned to the lake – the water is treated so the fish cannot be eaten. We try to keep some fishing rods in the villa for the use of our guests. No permit is needed for fishing on this lake.

No, this is a no smoking villa for the comfort of all our guests. We ask that you respect this and keep smoking to outside areas only.

No, for the comfort of all our guests we operate a no pets policy.

Yes there is a telephone in the villa with free local and free international calls to most countries, but not free calls to mobile phones.

The villa is available to you from 4pm on the day of your arrival and must be vacated by 10am on the day of your departure. If you would like a earlier check-in or later check-out time please contact us, we will do our best to accommodate, dependent on other bookings.

Yes we do have a free grocery pack in the villa on your arrival. You will find teas and coffee, juice, milk and cereal. Everything you should need for your first morning in the villa!

We have a motion-activated alarm system installed in the villa, with additional sensors on each outside door. We also have a lockable closet for your use when you are there (at your own risk). The main door to the pool is fitted with a child lock, it is also connected to the main alarm system and will alert you whenever the door is opened.

Firstly, check if the dates you’d like are available on our booking page. The next step is to contact us to confirm cost and availability. We can hold a provisional booking for 10 days pending the arrival of your deposit. You will need to complete and return a booking form, with the deposit.

Once the deposit has been paid, we will send you an invoice to confirm the details. The outstanding balance needs to be settled 9 weeks before your arrival at the villa. Shortly before your holiday, we will send out your final booking pack with all the details you need for your stay at Villa HunnyPot. 

Payment can be made by Paypal, cheque or bank transfer. Details available upon request.

We hope you won’t need to cancel your booking, but if you do please be aware that the deposit is non refundable, and there will be an additional charge for cancellations less than 70 days before arrival.

Bookings are transferable at no extra cost should you need to change your dates (dependant on availability).

If you cancel, or the owner cancels the booking due to a non-payment of the balance due within the defined timescale, cancellation charges will be applied as follows:

More than 70 days before occupancy – deposit only; 45-70 days before occupancy – 50% total rental; less than 45 days before occupancy – 100% total rental.

We have a Management Company based locally to the villa who should be able to help you with any villa related problems you have whilst you are staying. Contact details will be provided with your final booking pack.
